How the rate moves

HDFC's floating home loan rate follows the RBI repo rate through its Policy Repo Rate, so it moves when the RBI changes the repo rate.

All home-loan rates are benchmarked to the RBI policy repo rate (5.50%) plus a bank margin.

How to ask HDFC for a lower rate

If you already have a loan with HDFC, you can ask it in writing to move you to its current rate. It is a request, and the lender decides.

  1. Log in to the HDFC home-loan customer portal (portal.hdfc.bank.in).
  2. Open Requests and choose Conversion Enquiry to see the rate and fee offered to you.
  3. If the fee quoted is higher than the published schedule, send the request letter from this site and ask for an SR number.

The fee: about ₹29,500 with GST on a ₹50 lakh loan. Up to 0.50% of the principal outstanding plus GST to switch to a lower rate on a variable-rate loan (HDFC's published schedule). A ₹3,000 cap appeared in one reading of the page and is not confirmed; ask for the exact fee in writing.

Paying off early

For loans sanctioned or renewed on or after 1 January 2026, no bank, NBFC or housing finance company may charge for part or full pre-payment of a floating-rate loan taken by an individual for non-business purposes, whatever the source of funds and with no lock-in. Older floating-rate home loans were already protected by RBI's 2012 and 2014 circulars (banks) and NHB directions (HFCs). Any charge not written in your sanction letter or Key Facts Statement cannot be levied.
